Maybe.
But when rates are high, homeownership is unaffordable, and people are scared to move โProperty Managers looks like a genius.
Quick story.
I was touring a property the other day.
The broker and manager were bragging:
โOur renewal rates have never been this high โ over 52%! Itโs because of our great maintenance team and corporate retention plans.โ
I paused and asked:
Is that really why itโs high?
Or is something else driving these numbers?
Turnover has 2 buckets:

Controllable (your fault):
Maintenance delays
Pest problems
Noise & neighbor drama
Bad management
Pricing too aggressive
โ Uncontrollable (life happens):
Job transfers
Marriage, divorce, kids
Downsizing
Evictions & nonpayment
Death
Health issues
Now the data:
โข About 40% of move-outs sit in the controllable bucket.
โข The other 60% happen no matter how many surveys, apps, or โresident experiencesโ you buy.
โข Renewal rates are cyclical:
โ- 2010s average ~51%
โ- COVID peaks hit 57%
โ- Today: 52%-54%
(Translation: Most of that โamazing retentionโ youโre seeing right now? Thatโs economic gravity, not operational brilliance.)

The next time you hear someone brag about historic low turnover, ask them:
โHow much of that came from your systemsโฆ
and how much came from renters scared to move?โ
Because if you donโt know whatโs actually driving retention,
youโre just confusing the wind with your own sailing
