They ask one question: β€œDoes this fit our strategy?” If it doesn’tβ€”they walk away. McDonald’s beat its copycats by being boring and consistent. Microsoft beat Netscape by staying focused while the other side flailed. In multifamily, I see teams throwing time and money at every new tech, every marketing trick, every guru hack. Meanwhile, their basics are a mess: β€” Pricing is off β€” Models are dirty β€” Leasing team isn’t trained β€” Work orders are piling up Here’s a better strategy: Fix the boring stuff first. Then say β€œno” to everything that doesn’t directly help lease apartments or keep residents.
