Automated Market Surveys are the future of our industry! The traditional weekly exercise of having your leasing agents and managers call the comps is outdated and inefficient. Here's why: ๐“๐ข๐ฆ๐ž-๐‚๐จ๐ง๐ฌ๐ฎ๐ฆ๐ข๐ง๐ : Manual calls take valuable time away from other critical tasks. ๐ˆ๐ง๐ฉ๐ฎ๐ญ ๐„๐ซ๐ซ๐จ๐ซ๐ฌ: Human error can lead to incorrect data entry, such as wrong prices and inaccurate comps. ๐ƒ๐š๐ญ๐š ๐ˆ๐ง๐š๐œ๐œ๐ฎ๐ซ๐š๐œ๐ฒ: Competitors often withhold or misreport their current information to gain a leasing advantage. ๐’๐ฉ๐ซ๐ž๐š๐๐ฌ๐ก๐ž๐ž๐ญ ๐ˆ๐ฌ๐ฌ๐ฎ๐ž๐ฌ: Constantly breaking formulas in spreadsheets disrupts workflow and accuracy. ๐ƒ๐ž๐ฅ๐š๐ฒ๐ž๐ ๐”๐ฉ๐๐š๐ญ๐ž๐ฌ: Without daily or real-time updates, you might be priced higher than your comps for days or weeks before realizing the mistake, unless you're using a Revenue Management System. ๐ˆ๐ง๐œ๐จ๐ฆ๐ฉ๐ฅ๐ž๐ญ๐ž ๐ƒ๐š๐ญ๐š: Other fees and utility chargebacks are frequently not updated correctly, leading to inaccuracies. ๐€๐ ๐ž๐ง๐œ๐ฒ ๐๐ซ๐จ๐›๐ฅ๐ž๐ฆ: The leasing team, incentivized to have lower prices and larger specials to secure more leases, might intentionally provide incorrect information, compromising data integrity. These services will have to address several concerns besides costs, system reliability, and customization of reports. ๐ƒ๐š๐ญ๐š ๐€๐œ๐œ๐ฎ๐ซ๐š๐œ๐ฒ-Do you trust the data they are pulling is correct? How can you be certain without constant cross-checking with a manual system from time to time? Can they pull specials from all the Social Media apps companies are posting their specials on? ๐๐ฎ๐›๐ฅ๐ข๐œ ๐ƒ๐š๐ญ๐š ๐‹๐ข๐ฆ๐ข๐ญ๐š๐ญ๐ข๐จ๐ง๐ฌ - This system will not record Phone call only specials. Of course, the competitor's comps may not tell you that information anyway. It is a drawback of any system. This is why we have our leasing agents shop our comps occasionally, especially when we see a major change in leasing velocity for no apparent reason. ๐ˆ๐ง๐ญ๐ž๐ ๐ซ๐š๐ญ๐ข๐จ๐ง ๐‚๐ก๐š๐ฅ๐ฅ๐ž๐ง๐ ๐ž๐ฌ - Another software for your team to learn to integrate with your existing systems! This is always a consideration; the upside is that if they work as advertised, they will save your team time in the long run and give you better pricing information on your comps.
