The age-old dance of public-private partnerships—where optimism meets red tape, and grand visions crumble under the weight of easements, financing gaps, and "excessive" incentives. Culdesac wanted $38 million in extras, while the Beltline found that a tad much. Meanwhile, a GDOT easement lurked in the fine print like a plot twist no one read ahead for. Now, after years of waiting, the community gets...another delay.
