It's 2025. Why are we still torturing our regional managers with spreadsheets from 2010?
I remember budget season like it was a military campaign — budget camps, binders, six-tab spreadsheets, bids, and long hours buried in outdated templates.
I’ve lived through those times — elaborate budgeting processes that demanded weeks (if not months) from property managers and regionals just to rebuild what already existed.
But here’s the crazy part:
We still do it that way.
Even though most property data lives in Yardi, Entrata, or RealPage…
Even though recurring expenses and staffing templates already exist — yet hardly anyone turns them on…
Even though AI tools exist that can summarize bids, calculate run rates, and propose forecasts…
We still make our teams click through six tabs, hunt down every line item manually, and fill in the same numbers from last year in "zero-based" disguise.
This isn't a people problem — it's a systems problem.
Most budgeting modules are either:
Not robust enough to handle real-world multifamily needs
Not integrated enough to eliminate redundant entry
Not intuitive enough to be used without workarounds
We shouldn't need another bolt-on platform or AI product to fix what should be native to core systems.
👉 And to be fair: Yardi’s Forecast IQ and RealPage Lumina AI both claim to kill spreadsheets — so why aren’t we killing them?
The tech is here. But where’s the usability?

✅ Flag known variances
✅ Auto-populate recurring line items
✅ Let regionals spend time on what matters: forecasting, planning, prioritizing
