Is Your Property Even in the Chat? How to Rank in AI Leasing Funnels ChatGPT now answers leasing questions before a renter ever sees your website. It's not very good now, but it will only improve. “2-bed near campus, in-unit laundry, under $1,200.” And boom — the AI returns photos, prices, reviews, and links. The funnel changed. Again. 𝗪𝗵𝗼 𝗱𝗲𝗰𝗶𝗱𝗲𝘀 𝗶𝗳 𝘆𝗼𝘂 𝗴𝗲𝘁 𝘁𝗵𝗲 𝗹𝗲𝗮𝗱? Not the renter. Not Google. Now it’s the AI box. Large Language Models (LLMs) like ChatGPT and Google’s SGE (Search Generative Experience) are the new gatekeepers. If your listing isn’t structured, fresh, and review-rich, it may not even show up in the first answer. 𝗧𝗵𝗲 𝟰 𝗕𝗶𝗴 𝗦𝗵𝗶𝗳𝘁𝘀 𝗬𝗼𝘂 𝗖𝗮𝗻’𝘁 𝗜𝗴𝗻𝗼𝗿𝗲 1. LLMs Are the New First Touch More Renters will search inside chat. If your property doesn’t appear as the answer, it never enters the conversation. 2. Paid Ads Are Squeezed Google’s AI chat sits above your ad. You’re ads are not going to be seen. 3. Maps and Listings Now Train the AI LLMs read your Google Business Profile, review data, and structured content. Outdated or messy listings hurt visibility. 4. Your Website Still Matters Once the AI picks you, then the renter clicks. Your site must close the deal. That means it loads fast, is easy to understand, and works perfectly on a phone. How do you stay ahead? 1. Feed the AI Use structured data (schema markup) to tag your rents, amenities, pet rules, and availability. Update it monthly at a minimum or anytime a key detail changes. Why? LLMs trust fresh, structured data. That’s what they show first. 2. Audit Your Listings Your Apartments.com, Zillow, or RENTCafé listings feed the AI. Double-check your Google Business Profile — photos, tour options, contact info, and hours must be current. 3. Dominate Reviews LLMs favor properties with 4★+ and fast responses. Ask, remind, and respond within 24 hours — always. 4. Add Short Video Walkthroughs LLMs are going multimodal. A 30-second tour often beats ten photos. 5. Build Answer Pages Create mini FAQ pages on your website: “What’s the pet policy?” “Are utilities included?” “How fast is maintenance?” LLMs quote pages with direct, simple answers. 6. Shift Ad Spend Toward Performance Max What is it? Google’s Performance Max is an AI-powered ad product that spreads your budget across YouTube, Gmail, Maps, and Search — and pulls in your listing feed. It’s how you train the AI and buy attention where renters now live. 7. Track “Zero-Click” Visibility You won’t see every renter land on your site. But tools like AlsoAsked, Semrush, and Surfer now show you how often your brand appears inside AI answers — even if they never click. Most leasing teams won’t change until traffic drops. The alert ones will fix this before vacancy shows up.
