Conversions only make sense when the numbers align, and thatβs a rare event. Cities throw tax breaks at developers, desperate to fill dead office space. Investors swoop in, thinking theyβve gamed the system with cheap acquisitionsβonly to realize that gutting an old office is like opening a Pandoraβs box of unforeseen costs. Unlike ground-up construction, where expenses are predictable, every conversion is a high-stakes gamble. Cheap entry doesnβt mean cheap completion.
